Homeowners who locked in three percent mortgages in 2020 and 2021 have almost no incentive to sell, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.

Here is what that creates for someone who has done the work before they start looking: more room to negotiate than the market’s reputation suggests. The panic buyers are gone. The buyers who showed up with letters waiving inspections and offering a hundred thousand over asking have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.

Before you look at a single listing, get your pre-approval locked down. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. Without that letter, you are not a buyer, you are a browser.

If the report surfaces findings that change the financial picture of the deal, you have real choices, and walking away is a legitimate one of them. You can walk away if the scope of the problems makes the agreed price no longer reasonable. Signing off on a failing roof or a bad HVAC system is not the same house you made an offer on.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been sitting for six weeks with no price adjustment is a fundamentally different negotiation than a property that is drawing multiple showings every day.

Real estate is illiquid. If there is a reasonable chance you will need to move in two years, renting is the financially rational choice. None of that means do not buy. It means be honest about your time horizon before you commit.

Buyers who take the time to research properly tend to find that opportunities exist even when conditions look difficult on paper. Spending twenty minutes with current homes for sale and market analytics is a better use of your time than waiting for conditions that may never arrive.
